Below are best practices for Turn Scope Inspections using NavigateAI:
General
Put your phone on Do Not Disturb before starting a recording. Interruptions may cause issues in the recording, and notification noises are heard in the recording + cause the audio to cut out.
Use good lighting - turn on lights or use a flashlight in dark areas. Take your time and be as smooth as possible with the camera.
Always get wide angle views of each room/area of the home, in addition to the curb shot.
NAI in-app checklists: These should be used as guide to make sure we are capturing all the information we need. You should be reviewing all checklists with each inspection to confirm you’ve captured everything on the list. You can check off the checklist items as complete as you are recording.
Do not show the access code on the smart lock on video, turn camera to the side.
Remember to speak in a professional manner as these videos are reviewed internally and may be viewed by property owners/investors.
Turn Scope Instructions
We expect scoping to be completed in any cases other than: home still occupied, unsafe property conditions or infestation issues. If the home still has contents, indicate that a trash out is needed but still scope.
Do your standard scope prep to turn on lights in the home. Assess rooms to understand if you will be scoping a whole home paint or room by room paint.
If whole home paint, state that when starting recording, and no need to call out individual walls. If not a whole home paint, call out individual walls, wall by wall when in the room.
Always walk the home to the right, room by room in order of the home layout. As you enter the room, state the room name before listing the line items (e.g., "Bedroom one").
Get an initial view of the whole room before starting to scope.
Fully scope each room before moving to the next.
If you finish a recording in one room. Start the next in that room before moving on to the next room to the right in closest proximity.
If there was something forgotten in a room, call out the room first before the line item so that it is clear.
Please ensure you are capturing wide-angle views of all rooms in addition to the curb shot. These are necessary to understand the full picture of the property condition and we rely on this information across many teams.
Pause the camera on work items needed. Don’t just move over them while talking and expect the correct picture to be associated with the work line item.
Record while you are stress testing the home. Perform all the normal checks you would and include that while you are recording
Inspect thoroughly - open drawers, check under sinks, test hot water, electrical outlets etc. while recording.
Please use exact measurements with recommendations: “Replace carpet in bedroom one due to excessive pet staining and tearing. Carpet is 15 feet long by 20 feet wide.”
Specify paint requirements wall by wall (e.g., "Paint wall 1," "paint wall 2") while showing the area; never use broad terms like "paint all walls" or "paint the whole house," as the AI and Mynd expectations require individual wall documentation for owners.
Use square footage when calling out paint needed on individual walls.
Use clear instructions like "replace light bulbs" or "LED light bulbs" instead of vague statements such as "light is not working."
Always include a full home cleaning and HVAC filter replacements in your scope.
If a refrigerator water filter is present, it must always be called out for replacement.
Do not replace smoke detector batteries unless the unit is actively chirping; avoid universal replacement calls.
Capture all access materials: Keys, Clickers, Gate fobs. Get up close and show the serial number on the fobs if applicable.
Mobile App Settings + Details
Ensure device is charged and recommend 9GB+ of free storage for video recordings.
Please enable notifications from NavigateAI in your phone settings menu (Phone settings > Notifications > NavigateAI > Allow Notifications).
Please ensure all three of options in the NavigateAI app settings are set to the right or "on."
"Cellular Upload Warning" should be set to "on" (to the right)
"Notifications" should be set to "on" (to the right)
"Spatial Awareness Mode" should be set to "off" (to the left) unless you have an iPhone Pro model
Set camera resolution to 720p Record multiple <10 min clips per property. When you are done with all the clips across both the interior & exterior, THEN click upload to submit them together one time to the address.
Stay in the app - switching apps or locking your screen may stop recording
Use the pause button to stop temporarily. Resume with the record button
